Advice to Seller's
The major elements to an offer are sometimes the most things missed or not understood when accepting an offer. The major elements of an offer are easy to remember when you think of them like this:
1. Price
Depending on the market and the purchasers, generally the price offered is anywhere from 3%-10% lower than the listed price.
2. Deposit
The deposit shows the purchasers good faith and will be applied against the purchase price of the home when the sale closes. I as your realtor will advise you on the suitability of amount and timeliness in respect to the offer.
3. Terms
Includes the total price the purchaser is offering as well as financing details. The purchaser may be arranging his/her own financing or may ask to assume your current mortgage.
4. Conditions
These will more than likely include "subject to a home inspection", "subject to financing" or "subject to the sale of the purchasers home" those three are the most common of conditions.
5. Inclusions and Exclusions
These might include appliances, curtains, hot tubs, certain fixtures, decorative items such as window coverings or mirrors.
6. Closing and Possession dates
Generally being the day the title is transferred to the purchaser and the funds are received by the vendor, unless otherwise stated.
